Preconstruction Planning & Consulting

The preconstruction phase of a project is as critical as the building construction itself. Preconstruction services are designed to provide both the Owner and the design team a source of accurate information from which educated decisions can be made concerning the project's cost, materials, equipment systems, quality and scheduling. The result is a building designed to the owner's specifications, within budget and with no surprises. There is no substitute for proper planning.

With an emphasis on constructability, budget, and schedule preconstruction services include:

• Project Site Review providing information on: utilities, local government jurisdiction
  concerns, construction ideas, soil conditions.
• Preliminary Estimates - As the project continues to develop the preliminary estimates can be updated
  and the information become more accurate.
• Value Engineering - Resolving discrepancies between initial designs and client budgets.
• Constructability and Material Suggestions - Review of construction drawings and documents to make suggestions on materials, construction related concerns. Discussion of green building and other alternatives.
• Preliminary scheduling of different activities that will occur during the building process.
• Bidding - Putting construction drawings and documents out for bid when the following conditions are met:
  construction drawings are 100% complete, all drawings and documents have been approved by the client, the documents are in sync with the latest estimate and schedule.
• Cost Proposal presented to the client.
• Construction Contract / Agreement signed with the client.

Project / Construction Management

Project management is the process by which a project is brought to a successful conclusion by implementing various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process.

Post-Construction Assistance

Gerdes Construction takes pride in what we build and feel our project lasts long beyond initial occupancy to assure client satisfaction.

Post-construction services include:

• Providing Close-Out Documentation.
• Receive and coordinate items including as-built drawings, operation and maintenance manuals, and
  warranties as required.
• Recommendations regarding final payment, notice of completion, and file system for retrieval of closeout documentation.
• Assist with obtaining occupancy permit.
